Benefit of an Agreement

A community benefits agreement is a contract between a developer and community organizations that represent the interests of residents. The agreement sets out the benefits the community will receive in exchange for supporting the developer`s project in their neighbourhood. CAAs often include services such as guaranteed minimum requirements for on-site hiring, integration of affordable housing into new housing, and the development or improvement of community parks or facilities. These agreements can help ensure more equitable development and enable existing residents to benefit from new activities and opportunities in neighbourhoods threatened by gentrification and displacement. At the heart of the community benefits strategy is organizing communities and building coalitions. Local governments can proactively manage future growth by applying the principles of community services to large parcels of land for development. If the land is owned by the government or developed under an agreement with the local government, officials may include community benefits in tenders. In the absence of other legal safeguards, contractors must enter into clear non-disclosure agreements when working with individuals who have access to their trade secrets and proprietary information. Cities have sometimes chosen to adopt benefits after successful projects with ACAs have changed the city`s development paradigm.
